We have a minimum 7 nights for holiday reservations, 5 nights for high season reservations, and 3 nights for low season reservations. We will lift minimum night stay requirements for reservations booked approximately two weeks prior to requested arrival date.

We require a 50% deposit at time of reservation for low and high season reservations. 100% deposit for holiday reservations and the. Reservations must be paid in full before 60 days prior to the arrival date or as per your confirmation states.
We require a credit card authorization on file at time of check-in which authorizes us to charge your card for specific damages beyond wear and tear caused by you during your stay. These damages will be documented and you will be notified before we run any charges on your card. If there are no damages, we destroy your credit card information without charging your card.
If you prefer, you can bring cash. The amount for the security deposit varies by property – please ask about your specific rental. After your departure we will refund the amount by check or bank transfer, or deduct accordingly for damages and refund the balance within 21 days.
Cancellation insurance is your personal responsibility, and we highly recommend that you take out insurance for your trip. We cannot be held responsible for a cancellation for any reason, whatever it may be. It’s hard to believe it will happen to you, but sometimes life has a way of changing our plans for us. Please protect yourself!
We provide basic start up supplies of laundry detergent, dish soap, hand soap, paper towels, toilet paper, and garbage bags. Guests are responsible to bring their own shower soap, shampoo and conditioner. Unfortunately, we don’t provide q-tips or cotton balls, so remember to pack those as well!
All developments have treated water systems and select rental properties offer filtered water. It is absolutely safe to shower and brush your teeth in any of our rental properties however, we recommend bottled water for drinking.
Check in is at 4pm and check out is 11am. We do understand that you may come in on an early flight, or have a late flight out and will do our best to be flexible with check in and check out times. Late check outs may be available upon request but cannot be guaranteed. *Please note that there is a $100USD charge per hour for all unauthorized late check outs especially during holidays.
Holiday reservations are non- refundable. 100% of any payment made toward the total rental rate shall be forfeited. Holiday reservations include: Christmas, New Year’s, Holy Week, Easter Week and Mexican holidays.
100% of any payment made toward the total rental rate shall be refunded if reservation is cancelled 90 days prior to arrival date. No amount shall be refunded if reservation is cancelled less than 90 days prior to arrival date.
100% of any payment made toward the total rental rate shall be refunded if reservation is cancelled 30 days prior to arrival date, 50% of any payment made toward the total rental rate shall be refunded if reservation is cancelled 21-29 days prior to reservation date, No amount shall be refunded if reservation is cancelled 20 days or less prior to reservation date
An advanced payment equal to 50% of the total Rental Rate plus taxes is required to hold a reservation. Holiday reservations require 100% payment to hold reservation. This is a deposit that will be applied toward the room rent only. Payment for a reservation may be made by cash, credit card, or e-check. We accept Visa or MasterCard for reservations less than 90 days.
